Can I sac an  {Overgrown Tomb} to return  {Jarad, Golgari Lich Lord} to my hand? Or dose it HAVE to be 2 seperate lands?

why? {overgrown tomb} does meet the criteria, so im just wondering the reasoning behind the ruling.

And Overgrown Tomb is a Swamp and a Forest isn't it?

Its a swamp forest. Not a swamp and a forest. If that makes more sense.  It can count as one, just not both. It's only one land. Once you sacrifice it as a swamp, you can't sacrifice it a second time to meet the forest requirement, its gone.

Read it as "sacrifice a swamp card and a forest card". You can choose overgrown tomb to be your swamp, or to be your forest. But it cannot be both. You must sacrifice a land with a swamp subtype, then one with the forest subtype also.
