I am wondering why this is such a desirable card.
The text when I read it sounds almost identical to a guild gate but at the cost of two life.

You can leave it untapped if necessary and just take the 2 life (2 life is really no big deal,) or you can leave it tapped if you don't need access to the mana right away. On top of that, it counts as both Plains and Swamp, so you can do things like fetch it with a {Marsh Flats}, {Arid Mesa}, or a {Verdant Catacombs}.
How does it count as both when it specifically says "OR" and so it's 2 land that costs 2 life to play untapped. Which being coupled with an extort deck isn't even a big deal. Yes?

The card type is Land - Plains Swamp. That is what denotes it as a Plains Swamp unlike the guildgate which is just simply Land.

Essentially, yes. It is 2 different land types, but can only tap for {W} or {B}, but not both. No, extort shouldn't have a problem gaining that life back :)
Trying to find a decent trade for this card and not get low balled or be aiming too highly
But these are cards I truly do wish to own (I understand a few might be far fetched)
